Our Real Estate Department represents a broad range of individuals, developers, and investors with the following Real Estate Transactions.

  • Draft a real estate contract between the buyer and the seller

  • Represent the buyer and/or in the purchase of a home

  • Draft quit claim deeds, warranty deeds, special warranty deeds, land trusts, and other real estate instruments conveying an interest in real estate

  • Protect our client’s interest from beginning to end ensuring all terms and conditions are adhered to and protect clients against a breach of contract.

  • Perform title closing on behalf of the seller and buyer.

What are your fees?
Sanchez Law Group, P.A. charges $1,750.00 as a legal fee for representation of a seller or buyer in connection with the sale of a home. (In the event you only desire for a contract to be drafted and negotiated, the charge is $500.00).

 

If I am the seller, what does this fee include?

  • Telephone consultation with client, as appropriate

  • Preparation of the sales contract

  • Negotiation with buyer’s attorney

  • Serving as escrow agent with respect to the Down payment

  • Title Report Review

  • Attendance at Closing

If I am a buyer, what does this fee include?

  • Telephone consultation with client, as appropriate

  • Review of the sales contract

  • Negotiation with seller’s attorney

  • Title report review and coordination with mortgage broker or lender representative

  • Attendance at Closing

 

Do I still owe legal fees if a closing does not occur?

Yes. Please note that not all contracts necessarily result in a successful closing. For example, a proposed buyer with a financing contingency may not be able to obtain the necessary loan. Failure of one party or another to satisfy their respective obligations under the contract may also result in a cancellation of the transaction. These, of course, are only examples. Since a law firm cannot guaranty the result, our fee shall not depend on whether or not the transaction actually closes.
